Ask around how big an HDB living room is and you'll get a different answer each time, usually without anyone saying where the number came from. HDB doesn't publish one. That's less of a problem than it sounds: whether a sofa fits comes down to one wall in your flat, and you can measure that in ten minutes.
HDB doesn't give a living room size for any flat type. It lists "living/ dining" as one shared space in 3-, 4- and 5-room flats, and on its types of flats page it says the layout and floor area vary from flat to flat. What it does publish is the size of the whole flat:
Whole-flat size, recent BTO projects
What HDB publishes
Approximate floor area, including the air-con ledge. Living and dining share this space with the bedrooms, kitchen and bathrooms.
| Flat type | Approx. floor area | Source |
|---|---|---|
| 3-room | 69 sqm (66 sqm internal) | Tampines GreenOpal |
| 4-room | 93 sqm (other recent projects range up to about 95 sqm) | Tampines GreenOpal |
| 5-room | We couldn't find a recent HDB figure clean enough to quote | Check your project's brochure |
Older and resale flats can differ a lot from these. HDB advises viewing a resale flat rather than going by its type.
Sites that quote a living room size such as "3.5m by 4.5m" don't say where it came from, and we couldn't find HDB behind any of them. For your own flat there are two better sources. One is the floor plan in your project's sales brochure, which HDB draws "with suggested furniture layout" (see Crawford Heights for an example); it shows the wall HDB expects the sofa to go on. The other is a tape measure.
Measure the wall, not the room. Four numbers:
Then find your usable wall in this table. The sofa has to be shorter than the wall; how much shorter depends on whether you want a side table at one end or room to walk past it.

Which of our sofas fit
Lengths from our product pages. Most designs come in more than one length.
| Usable wall | What fits | Our sofas at that length |
|---|---|---|
| Under 1.8m | A 2-seater | Comfy 135cm, Junior 163cm, Sofie Jade 165cm, Emerald 172cm |
| 1.8 to 2m | A long 2-seater or a short 3-seater | Koi 180cm, Ballota 183cm, Barre 194cm, Joy Luxe 198cm |
| 2 to 2.3m | A standard 3-seater | Junior 203cm, Comfy 205cm, Emerald 218cm, Sofie Jade 220cm |
| 2.3 to 2.5m | A long 3-seater | Koi 230cm, Joy Luxe 230cm, Barre 242cm |
| A corner with two clear walls | An L-shape | Junior 256 × 165cm; Deni 262 × 148cm or 344 × 148cm |
Our sofas are 87 to 97cm deep. Prices on each product page.

Is a 2m 3-seater too big? Only if your usable wall is under about 2m, or if you need space at the ends for a side table or a walkway. On a 2.2m usable wall it fits with about 10cm to spare on each side.
You may also see the "2/3 rule": the sofa should be about two-thirds the length of its wall. It's a guide to proportion, not to fit. On a 3m wall it suggests a 2m sofa; if your measurements say something different, go with the measurements.
Lynn bought her living room from us and let us film it. Everything in the clip is from our range: a Sofie Jade sofa and a Catmint swivel chair in cream, Royce and Moda coffee tables, a white Dowell TV console and a Cozy bench.

We couldn't find an official figure for HDB flats, so check the space instead of relying on a number. Mark the sofa's outline on the floor with masking tape, leave it there for a day, and check that:
A small L-shape in a 3-room flat? Our shortest, the Junior, needs about 2.6m on one wall and 1.65m on the other. If you don't have both, a 2-seater plus an armchair usually works better.

Comes as an L-shape (256 × 165cm), a 3-seater (203cm), a 2-seater (163cm) and a 1-seater (83cm), so you can pick the shape after you've measured. Colour can be customised.
3-seater S$839 View the JuniorIf you go for an L-shape, decide which side the chaise goes on before you pay. It's fixed at order, and customised orders can't be cancelled once confirmed.
A sofa goes into the lift and through doors on its end or its back, so its thinnest side has to clear the door. The Joy Luxe is 90cm in both depth and height; the Comfy is only 38cm high. Put your lift measurements into the checker in our HDB lift guide before you choose.
Measure from the face of the trunking, not the wall behind it. Add the sofa's depth (87 to 97cm for ours) to the trunking's depth to see how far the sofa will come out into the room, then check that the walkway in front is still clear.
HDB doesn't publish a size. The living and dining area is one space, and it varies from flat to flat. Check your project's brochure floor plan, or measure the sofa wall.
It depends on your usable sofa wall, not the flat type. Under 2m of wall suits a 2-seater; 2 to 2.5m suits a 3-seater.
Not if your usable wall is a little over 2m and you don't need space at the ends.
The sofa is about two-thirds the length of its wall. It's a guide to looks, so check it against your measurements.
Not if you have a corner with two clear walls. Our shortest L-shape needs about 2.6m and 1.65m.
Compare the clear door width with the sofa's thinnest side, usually its height. Our lift guide checks it for you.
Not sure which length fits?
WhatsApp us your usable wall length and anything in the way, and we'll tell you which sofas fit. Or try them first: Fridays and Saturdays 12pm to 7pm, other days by appointment.
