What Furniture Do You Need for a New BTO?

November 02, 2026 6 min read

Once you have a key collection date, the to-do list fills up fast: carpentry, lights, aircon, and somewhere in there, everything you'll sit, eat and sleep on. When people talk about furnishing a new flat on Singapore forums, the worry that comes up most isn't what to buy. It's timing: "I paid a deposit, so when does it actually arrive?"

That's a fair worry, because a lot of furniture is made to order and takes weeks to reach Singapore. This guide starts with the full list, then walks through the decisions in the order they come up.

In short: Make your list first, room by room (below). Order made-to-order pieces about two months before you need them, once your carpentry plan is fixed, and leave ready stock until nearer the date. Measure your lift before you buy anything big.

Decision 1: What do you need, and what can wait?

This is our view of what to buy first, not a rule. It assumes you'll live in the flat from the day the renovation ends.

BTO furniture checklist

Room by room

"Day one" means you'll miss it the first week if it isn't there.

Room Day one Can wait
Living Sofa; TV console, unless the TV is wall-mounted Coffee table, side table, armchair, rug
Dining Dining table and chairs Sideboard, bar stools
Master bedroom Bed frame Bedside tables, dressing table
Other bedrooms Bed frame, if someone sleeps there from day one Study desk and chair
From your contractor Wardrobes, kitchen cabinets, shoe cabinet Feature walls and shelving
Not furniture, but on the list Lights, aircon, curtains or blinds –

Decision 2: Ready stock or made to order?

For each day-one piece, check the lead time on its product page. That tells you which ones are slow.

Choose ready stock if

  • you're moving in within a few weeks
  • a standard size and colour fits your wall
  • you might change your mind: standard orders can still be cancelled

Choose made to order if

  • you need a length or colour that isn't in stock
  • you have about two months before you need it
  • you've measured, and you're sure

Made to order usually means a deposit up front. At MHOME it's 70% when you order and the rest when it's ready, and we WhatsApp you when it reaches our Singapore warehouse. Customised orders can't be cancelled and deposits aren't refunded, so make this choice only after you've measured.

Some pieces are both, which is worth looking for if you're short on time:

Made to order in 180, 200 or 220cm and in white, black or a custom colour. The 2m white is kept in stock, so it can arrive on the date you choose instead of in 6 to 8 weeks. 40cm deep, 44cm high.

Decision 3: When should you order?

The usual advice is to buy furniture after the renovation. What actually has to come first is the carpentry plan, not the end of the works. Once you know where the TV wall, the built-in cabinets and the trunking will be, you can measure.

Fix the carpentry planAgree where the TV, sofa and dining table go, and measure those walls.
Work back from your move-in dateNot from the day the contractor finishes.
Order made-to-order pieces about two months aheadThey commonly take 6 to 8 weeks to arrive, sometimes 4 to 6 or 8 to 10.
Order ready stock nearer the dateIt can be delivered on the day you choose.

Renovations run late, and that part isn't up to you. Ask the shop how long it will hold your order and what storage costs after that. MHOME holds orders free for 30 days from confirmation; check this before you pay, not when the reno slips.

Decision 4: How much should you spend?

You'll see figures like "S$5,000 to S$20,000+" for furnishing a BTO. A range that wide depends entirely on what you count, so it won't help you set a budget. Pricing your own day-one list will. As one example, here is a living and dining set from our range:

Lacasa sintered stone dining table

Prices update from the store. Chairs, delivery surcharges and add-ons are not included.

Piece Size Price
Comfy sofa, 3-seater 205cm S$859
Dex coffee table set 80cm and 60cm From S$169
Dowell TV console 180 to 220cm From S$899
Lacasa dining table, sintered stone 1.6 to 2m From S$899

Swap one piece for a cheaper or dearer one and the total moves by hundreds of dollars, so price your own list rather than trusting an average.

What one customer bought

Lynn furnished her living room from our range and let us film it: a cream Sofie Jade sofa, a Catmint swivel chair, Royce and Moda coffee tables, a white Dowell TV console and a Cozy storage bench. It's a useful check on your own list: a sofa, a console and a table first, with the swivel chair and bench added around them.

Decision 5: Will it get into the flat, and how is it delivered?

This is the one people leave too late. A sofa that fits the wall still has to get through the lift, the corridor and your door, usually on its end. Measure your lift before you order anything big; our HDB lift guide shows how and checks a sofa against your measurements.

Then plan delivery day. These are MHOME's terms; other shops differ, so ask:

  • Free delivery on orders over S$80, in weekday slots of 9am to 1pm or 1pm to 5pm. Weekday evenings and Saturday mornings cost S$10 more. No Sundays or public holidays.
  • Someone has to be home to check and sign. A missed delivery costs S$60 to redeliver (S$80 for bulk orders).
  • Changing the date needs an email at least 2 working days before.
  • Furniture is delivered unassembled, and assembly is free for most items.
  • If a piece can't go in the lift, carrying it up the stairs costs extra.
  • Old furniture can be taken away at extra cost, with at least 2 working days' notice.
  • Standard orders can be cancelled by email up to 10am the day before delivery, with a S$100 fee.

Questions people ask

What furniture do I need first when I move into a BTO?

A sofa, a dining table and chairs, and a bed frame for each bedroom you'll sleep in. A TV console too, unless the TV is wall-mounted. The rest can wait.

When should I buy furniture for my BTO?

Once your carpentry plan is fixed, and about two months before you need made-to-order pieces. Ready stock can wait until nearer the date.

Should I buy furniture before or after the renovation?

Order before it ends; measure once the plan is fixed. If the shop holds orders (ours does, free for 30 days), the furniture doesn't have to arrive the day the contractor leaves.

How much should I budget for furniture?

Price your own day-one list. The table above lists one living and dining set from our range, with the current price of each piece.

Can the shop store my furniture until I collect the keys?

Ask before you pay. We store orders free for 30 days from confirmation, with fees after that.

How do I know when a pre-order arrives?

Ask how the shop will tell you. We WhatsApp you when it reaches our Singapore warehouse, and you book the delivery slot then.

Can I cancel if my plans change?

Check before you order. With us, standard orders can be cancelled by email up to 10am the day before delivery, with a S$100 fee. Customised orders can't be cancelled.

Working out your timing?

WhatsApp us your key collection date and what you need, and we'll tell you what can arrive in time. Or see the pieces in person: Fridays and Saturdays 12pm to 7pm, other days by appointment.
